It is impossible to give a formula which accurately costs a
project on these pages, and the normal process is to find
building firms to tender for the work.
Guidelines on Inviting Tenders
Step 1: Scale drawings
The first step must be to decide exactly what you want to
achieve from your project and from here create accurate scale
drawings of the scheme. We would always recommend employing
an architect at this stage who will not only give invaluable
design input, but have a wealth of experience as to what can
be achieved on your own personal budget. They will also be
experienced in the requirements of the building and planning
regulations.
Step 2: Detailed specification
Once drawings have been produced the next stage is a
specification which is as detailed as possible. This will
contain such things as materials to be used, fixtures and
fittings etc. If you have not made a final decision on
certain items at this stage then specify a provisional sum.
This is a figure you set for a particular item which may be
used in whole, part or not at all depending on you final
decision. Remember if you do not do this each builder you
ask to tender for your project will make there own
assumptions as to what you might spend on unspecified items.
Step 3: Go out to tender
The next stage is to go out to tender. It is normally
advisable to ask no less than three builders to quote and if
possible these should be ones who have been recommended to
you by friends or family who were happy with their work.
Once you have received the quotes do not be afraid to ask
questions, there may be a very good reason why one is either
significantly cheaper or more expensive than the others.
Sensible precautions
Once you have made your choice of builder again do not be
afraid to ask to see previous work, a good builder will have
nothing to hide and plenty of previous clients who are happy
to oblige. You should also always ask to view insurance
documentation as your project may involve work which, if not
carried out correctly, may cause serious structural damage to
your property.
Finally no legitimate builder will ask for money upfront,
standard practice is for monthly payments billed in arrears.
